Know your rights and try to research a bit on real estate law. Sometimes, road access is the problem when it comes to acquiring rural and beach front property since not all are pretty much accessible to paths. If the real estate agent answers you that you can have easement over the adjoining property since this is provided by state laws, then think again. It’s still a matter of case to case basis. And even if easement is granted, be sure that there would be delays and added expenses.
