It pays to be cautious before closing a deal so you won’t end up with something less than the paradise home you’ve always dreamed of. More tips on acquiring previously owned beach front property.

Don’t hesitate to ask the seller or agent all your questions. For example, you might need to know how much the seller paid for the property. Ask also about the reasons why the seller is getting rid of the property. Tell them that your reason is so that you can have an idea on how to meet the seller’s needs. Ask about the profit opportunities in the house. These can be new fixtures, new appliances, and new furnishings in the property. Ask also about remodeling endeavors. It is common knowledge that the sun’s ultraviolet radiation causes sun burns. But thanks to the wide variety of suntan lotions in the market nowadays, you would want to scream and say, ‘sun burn no more!’ for the rest of your life.

Now, due to the assortment of suntan lotions, you start to get confused which one to buy. Actually, it depends on the person’s skin type. Usually, the higher the SPF, or the Sun protection factor, the more your lotion can protect you from the harmful UV-B rays.

To understand more about the lotion’s SPF, here is an example: “a person that normally burns in 10 minutes when out in the sun without protection, could stay out 15 times longer (150 minutes) and not burn with a sunscreen SPF of 15”.

Be observant of any signs of damage. Most sellers of property are actually well aware if their homes are in need repair and updating to conform to current market value standards. Look for any areas of the house that need particular repairs and upgrading and see if you can deduct their costs from the market value of the property. Try to be cautious about this though, because instead of clinching that property, you might drive the seller away instead.

One way to have a relatively win-win situation is to offer a close to current market value that is based on recent sales prices of neighboring properties. Next, present the seller with a list of the repairs and upgrades that are needed to be done on the property and ask for credits. This way, the seller is assured of your seriousness as a buyer while at the same time he is made aware of the work needed to be done about the property.

Check out the plumbing and drainage system. Research on any untoward weather attacks that might have affected your area. How has the property fared with storms so far? Next, what’s the view factor? Naturally, the better the view of the ocean the higher the property value. And finally, what’s the livability factor? Today, boardshorts are popular to both sexes. Whether male or female, you would see them strutting along the shoreline wearing this comfortable piece of clothing.

What are really boardshorts and what is so special about them? The fabric of these cool shorts are specially made to dry quickly. These are also light-weight when wet and so, surfers (and the non-surfers) prefer this type of shorts. The types of boardshorts vary. Some are seamless, as the stitching cause itchiness when in contact with the human skin. Some have a different kind of “fly” mechanism, using stretch garters rather than the usual Velcro.
