Don’t fall in love

Yep. One easy rule when you go property buying but also one of the most difficult to follow. It is very easy to fall in love with a particular house especially when you realize how close it is to your dream house, if not exactly, THE dream house. When we get emotional about owning, it becomes a problem as it also becomes apparent to everyone. Oh, how easy it is to play on that fact and you not only end up deaf to masked lies, but also blind to the not-so-good aspects of the property.

Try to detach yourself emotionally when you go property viewing, or at least try your best at concealing your emotions. Despite the fact that you are willing to let the sellers know how you appreciate their home and that you will take good care of it, you do not want them to see your eyes go up like Christmas lights. Do not give them an advantage in negotiation.

Here is another advice for those who wish to acquire beach front property.

Be observant of any signs of damage. Most sellers of property are actually well aware if their homes are in need repair and updating to conform to current market value standards. Look for any areas of the house that need particular repairs and upgrading and see if you can deduct their costs from the market value of the property. Try to be cautious about this though, because instead of clinching that property, you might drive the seller away instead.

One way to have a relatively win-win situation is to offer a close to current market value that is based on recent sales prices of neighboring properties. Next, present the seller with a list of the repairs and upgrades that are needed to be done on the property and ask for credits. This way, the seller is assured of your seriousness as a buyer while at the same time he is made aware of the work needed to be done about the property.

Besides, the best experience you can have is to be located in an area where there aren’t too many people. The feeling that you have this area all to yourself or it’s a secret hideaway is what will make your beachfront property all the more special.

Sometimes, road access is the problem when it comes to acquiring rural and beach front property since not all are pretty much accessible to paths. If the real estate agent answers you that you can have easement over the adjoining property since this is provided by state laws, then think again. It’s still a matter of case to case basis. And even if easement is granted, be sure that there would be delays and added expenses.

Now, due to the assortment of suntan lotions, you start to get confused which one to buy. Actually, it depends on the person’s skin type. Usually, the higher the SPF, or the Sun protection factor, the more your lotion can protect you from the harmful UV-B rays.

To understand more about the lotion’s SPF, here is an example: “a person that normally burns in 10 minutes when out in the sun without protection, could stay out 15 times longer (150 minutes) and not burn with a sunscreen SPF of 15”.
