Use Google to search for property

I know that dealing with unrelated sites while you do internet search can be annoying and time consuming so we have here a few Google search tips to help you with just that:

Be specific. Put the exact location of the property you would like to check, such as its area, or which beach, city, and state it is located.

Use key words such as �property,� �real estate,� �condominium,� �apartment,� �family home,� �for rent,� �for sale,� etc. can be useful.

Put your key words in between apostrophes. For example, if you type in �Miami beachfront condominium for sale� you�ll get sites that have that exact phrase in them.

Add a plus sign in between words. This symbol will also focus strongly on the words that you type in.

Make a list

Before even going to property viewings, make sure that you have already prepared with a list. The items there should answer the question, What do I want in a home?

Make a list of your criteria for a good beachfront property. Highlight your needs or those factors that would appeal to your more practical nature, and your wants or those factors that would appeal to your senses.

Prioritize! Take note of the things that you think would be the top considerations when buying a property. Is it the price? Is it the location? Does it have to be fully furnished? Is it the security?

Mark the items which you think can be flexible and negotiable and those factors which you adamantly deem as necessary and cannot be budged from your criteria.

Always go back to the list. After you’ve gone and viewed a prospective property, scan your list and take down notes. Compare the different properties and find out which comes closest to your list. You can even make a chart if you find it more useful.

Doing this can help you during decision-making.

On the beach vs. near the beach

Before you eagerly rent or buy a beach front property, here is a silly but important thing you might want to consider first.

There is a difference between “near the beach” and “on the beach.” Being “near the beach” means a few or so miles from the actual beach, while “on the beach” means on the coast itself. Be specific about this.

The nearer you are to the water, the more expensive it gets. Prioritize. If you lack budget and the beach is only a ten minute walk from some less expensive property, then you might want to consider that as well.

Nothing says you’ve arrived like owning a beachfront home. However, buying a beachfront property can be quite expensive, and there are several factors you need to look into first. Look at the safety and security of the area. Get some information on how the stable the land your property is on. Is the shoreline too close to make the area prone to flooding or salt degradation? Check out the plumbing and drainage system. Research on any untoward weather attacks that might have affected your area. How has the property fared with storms so far? Next, what’s the view factor? Naturally, the better the view of the ocean the higher the property value. And finally, what’s the livability factor? You might have a great view, but if the area gets too hot for you, you might want to consider another area. And of course, don’t forget to check out the structural condition of the property being offered to you.

And it really is a nice place to live in. it is away from the city, a nice view, a cool and fresh breeze, it just makes you forget all you problems in life. So many people consider buying beachfront properties despite the high numbers involved in haivng or owning such property. So if you are a beach bum or a beach lover by nature, it’s really ideal for you to live near the beach so that anytime you are missing the beach, especially when you feel so hot and just want to cool- off a little bit, it’s already there in front of your patio. Learn the condition of the tides. The closer the property is to the shoreline, the more prone it is to flooding especially during high tides. Don�t forget to check the plumbing since the large body of water beside the house can affect how water fills or empties.

Check how old the property is and if it has not degraded even with unfavorable climate conditions and temperature.

Look for plants in the area. Good foliage is an indication of good soil moisture, positive climates, and safe drainage. Plants can also lower your utility costs in ventilation and air conditioning during hot temperatures.

Don’t fall in love

Yep. One easy rule when you go property buying but also one of the most difficult to follow. It is very easy to fall in love with a particular house especially when you realize how close it is to your dream house, if not exactly, THE dream house. When we get emotional about owning, it becomes a problem as it also becomes apparent to everyone. Oh, how easy it is to play on that fact and you not only end up deaf to masked lies, but also blind to the not-so-good aspects of the property.

Try to detach yourself emotionally when you go property viewing, or at least try your best at concealing your emotions. Despite the fact that you are willing to let the sellers know how you appreciate their home and that you will take good care of it, you do not want them to see your eyes go up like Christmas lights. Do not give them an advantage in negotiation.
